Need to relocate litter - cat flag?

So we have a 2 year old and a newborn on the way and are not
comfortable leaving child gates and the door to the basement door open.

So up to now the kitty litter has been in the downstairs bathroom BUT
this does not work - despite cleaning morning and night it really is
not particularly hygenic and we are not happy having relatives over to
use the bathroom.

One thought is to cut a hole in the basement door and put in a cat flap
and take a rung out of the baby gate and train (lol) the cats to go
down that way.

Any other ideas for kitty litter? - just doesnt see like office/living
room/kitchen/dining/closet and a door to an outdoor sunroom offers
anything on the 1st floor.

I am in Massachusetts - any idea where you buy a cat flap?

These are a bit pricey, but perhaps if you or a friend of yours is handy
when it comes to saw and wood, something similar to these pieces of
litterbox furniture my have a place in your home?

I have bought from www.petdoors.com. Their customer service was
particularly helpful in choosing the right door.
