We went and looked at some other houses in the area to see how 'ours'
compared... the results were as we expected. It's a bargain compared
to everything else on the market! The only house we saw that was the
same price was a miniscule little two bedroom house (admitedly on a
HUGE, if empty, block) with a large drainage canal behind it and a
distinct aroma of seaweed... ick! The house is lovely compared to the
ones we saw and it hurts to think we're going to lose it for lack of a
downpayment - we weren't expecting to buy a house so we don't have
anything saved towards it and our regular savings account is less than
half of the minimum required :( We can't get an affordable mortgage
without a downpayment and we just don't have it. But such is life...

I don't suppose parents would help with the downpayment, would they?  Houses
are so outrageously expensive here now that it's very difficult for first
time buyers to get a foot in to the property market at all.  I don't know if
it's like that in America.
It wasn't very easy for late DH & me to buy a house, we went into debt up to
our eyeballs to get it.  We couldn't afford curtains (drapes) for it, nor
carpets for a year or two.
I learnt to be very frugal at that time.  It was worth it in the long run.

I'd like to think that you will be able to get this house, but don't try for
it if it will be too difficult for you financially even if you pare down to
the bare essentials.
Although it's surprising what becomes non-essential when you are saving for
a house.
