OMG I don't believe it

You folks know my father has these wild ideas.  I got my insurance license
because he thought it would be a good idea.  Well, I had it before, but I
never used it.  Next he suggested I go to cooking school.  Um.  I love to
cook, don't get me wrong.  But I've worked in the restaurant business and
you don't just walk in, wave a piece of paper and become a chef.  You get to
stand on your feet for 12 hours prepping vegetables and salads and washing
big stock pots for about $10/hour for a year or so, then you move up to the
line where you might man the deep fyers or the pasta pots.

Anyway, it seems my middle brother Scott wants to move.  He's been talking
about it for a couple of years now.  So Dad says he's going to buy Scott's
house and deed it over to me.  He asked me yesterday, "Could you maintain
it?"  Uh, I've managed to pay my rent here.  He said, "No, there wouldn't be
a mortgage payment.  Could you pay the insurance?  The utility bills?"
Yeah, I pay monthly rental insurance and utility bills here.  Okay, I'm
buying you his house.

He's buying me Scott's house?!  Okay, I'm not looking a gift horse in the
mouth.  But this is one of those cookie-cutter houses that looks just like
every other house on the block.  I'm going to have to paint it purple or
something (just kidding!!) to distinguish it from every other house on the
block.

Okay, first thing I'll do is fence in the back yard.  And plant some trees.
Sheesh, why didn't he do that back in 1989?  And expand the patio.  I can
pour cement myself; I watched my mom put in a walkway in the 1970's.  If she
can do it, I can do it.

There is barely room for a chair out there, let alone Persia's Kitty Walk.
Persia will like it if I put a nice bench by the back window, though :)

And curtains.  His dining area has a lovely bay window but he has no
curtains.  I always felt like the neighbors (up a slight incline behind the
back yard) were staring in at us when I went over to have dinner.

But hey, unless Dad sobers up (laughing... he doesn't drink) I'm about to
become a home owner.

Many congrats!!! :o)

Maybe because you *listened to dads advice* re: the insurance idea he's
decided to give you a helping hand? Even though my dad drives me batty,
sometimes that's how he works.

Who knows? But YAY! for you, PErsia and Peaches!

I used to live down the street from a purple house.  Maybe lime green trim
would have made it look better!

On the other hand, there used to be a house here in Nashville that was
painted the bright magenta shade of milk of magnesia.  It was a bit
hard on the eyes, but delivery people probably didn't have any
difficulty finding the right house.  It was that shade for 10 years or
so, but is now a more conventional color.

Wow.  That's definitely unexpected.  Have you changed your mind about
preferring the renter's life, then, or is it just easier to go along
with your dad on this one?

It does sound like an incredibly nice windfall.  He's always trying to
find a way to help you (in his own er, unique, way); I guess he's
finally found a really good one!

I'm still not big on the idea of home ownership.  I'm so spoiled with not
having to do anything when something breaks other than pick up the phone and
the maintenance guy comes and fixes it.  And I don't have to mow the lawn.
Still, there is that monkey grass annoyance LOL

Frankly, Scott's house isn't one I would have picked for myself.  He and his
ex-wife picked it out and it's nice enough, I guess.  Just not the floor
plan I'd have gone with, you know?  But I guess I can't complain since it
is, after all, a free house.

The other problem with where this house is, the city of Memphis is trying to
annex the area.  Over the last 20 years the city has annexed a lot of places
outside the city limits and not only did the tax rates go up, the crime rate
went WAY up.  It's not even the end of April and in the city of Memphis
there have been 55 murders.

It's one reason I keep moving further away from the city limits.  This will
put me smack dab in the center of the next targeted annexation area.  I'd
rather he give me a house in an already incorporated small city such as
Bartlett or Germantown.  I don't suppose suggesting that would make any
difference to his mind, since in buying Scott's house he'd be helping Scott
as well as me.

But without a rent or mortgage payment, you will be able to afford to
pay someone else to do all that for you. :)

You can always sell it at some point, if you end up deciding you don't
want to stay there.

Not a bad idea, I suppose, to save what would have been rent for
emergency repairs and regular maintenance.

The annual property taxes are about $1,100 a year according to my brother.

No, this neighborhood is quite nice.  But Scott bought the house with his
ex-wife.  It's rife with bad memories.  He loved that woman to pieces and
she broke his heart.

The neighborhood will remain nice if the city keeps its greedy mitts off it.
That's the problem.  I keep moving further away from the city limits because
of the taxes and the crime rate.  Now Memphis wants to gobble up this
portion of the county.  Speaking from experience, the moment they do, the
crime rate in the given area skyrockets.  I fled the used to be nice Hickory
Hill area because once Memphis annexed it, hearing gunshots became normal.
I don't want to experience that again.

I wonder if your dad is really planning on giving you the house, or on
owning it and having you live there?  Just a thought.

Will he be putting the house in your name?  In that case,
you might simply tough it out there for a few years, then
re-sell it.  Real estate values mya fluctiate, but I don't
htink there's anywhere in the country that they aren't
basically on the rise, despite periodic drops.

There is the maintenance aspect to consider - now you would either have
to do it yourself or hire a gardener/neighborhood kid to do it.

The other side of the coin is that perhaps this brings you a little
farther under his thumb. On the third side of the coin/dice - think dnd
- you  would probably be the owner of a house and perhaps have lower
payments/liabilities per month.

I already don't live "in town" and neither does Scott.  We are, however, in
a tax base area the city wants to gobble up.  My area is not high on the
priority list but where Scott's house is *is* the next.

I moved from Hickory Hill right before Memphis annexed it.  First thing that
happened after Memphis got its hands on the area was the taxes went up.  The
second thing that happened was the crime rate skyrocketed.  No one in their
right mind would buy a house in that area now... except for drug dealers,
ex-cons, illegal immigrants.

Still, it's a free house, right?  And yes, I can always sell it if the city
gets its hands on the dang place area.

By "leaving town", I simply meant, leaving the town you currently live
in.

Yeah, but I'm a bit worried that Dad is going over the top here.  He's not
always cognizant of what he's doing.  Still, I'm sure Mom would put her foot
down if he was being unreasonable.  At any rate, I've paid my rent through
July already so I don't have to worry about going anywhere in the next few
months.

I can sure think of worse things that could happen! While it might not be
the layout/size/neighborhood/etc that you'd like, at least you'll have
some space of your own without rent or mortgage payments. And if you've
got even 100 square feet or so of yard, I'm sure it'll be possible to
manage some sort of nice enclosure for Persia.

LOL.  Indebtedness (sp?) without money involved is the worst kind.
We have tried very hard, when we are able to do things for our kids,
NOT to attach strings, of any kind. It's a lesson we learned from being
on the other end.
